George,

55 Wall, also known as the Cipriano Club is a fabulous luxury condo building in the Financial District.
The real estate taxes on this unit are currently $350/month and the common charges are $2,000. This building is about as white glove / full service as you can get. Your utility bills will depend upon your usage. Yes, it is a very solidly built building. It was built in 1842 by McKim, Mead & White, famous for many notable buildings in NYC. It was converted into condos in 2006.

There are also many other great condo choices in the Financial District which are also conversions of older buildings, many of them former office buidlings. The neighborhood is becoming more and more residential all the time and many new servics/stores/restaurants keep coming to the area.

I would strongly consider you use a skilled, experienced buyer's agent to take you through the steps of purchasing.

Best,
Jenet Levy

This property is not currently available. Information obtained from RealtyTrac may not be 100% accurate. You should consider working with an Agent of your choice to assist you in your search, negotiate on your behalf, and ultimately assist you into getting into your new home.

Keep in mind that when looking at RealtyTrac ads that some of the information may not be accurate, nor updated, and can be misleading; some of those properties may not be for sale yet, and some may never be; since most foreclosures do end up being listed by a broker, consider working with an agent of your own who can provide accurate and up to date information. ... more

It's not real. You need to get an agent that will work on your behalf. Many "listings" on the internet are just teasers to get you interested and have you start paying for one of the various monthly services. There is no need for that, contact a buyer's agent in the area you are interested in and they will be able to guide you so that you aren't wasting your valuable time. ... more

Keep in mind that RealtyTrac's information may not always be accurate and oftentimes can be misleading--some of those properties may not be for sale yet, and some may never be, if the default is satisfied by the owner. If you are interested in foreclosures, work with an agent, as most do end up being listed by a broker--he/she will have access to reliable information--also don't overlook traditional sales as some may turn out to be a much better bargain than some of the foreclosure properties. ... more
