Both Trulia and Zillow have no accurate method of verifying realtors and lenders other than to research their name with the state licensing bureau. In some cases (not sure) a person can just fill out the registration form online and state a fake brokerage they work at. Unless somebody else flags them, that person can get away with it.

Best method for buyers and sellers is always interview 3 realtors and see who you are compatible with. If you ask lots of questions, the answers will separate the mediocre agents from the experienced ones. Also never sign any agreements until you have finished interviewing.

Since no one local has given you an answer, I'd encourage you to contact the local permit office. They are your employees as a tax payer and their to answer your question. I would hope a permit wasn't required, but each jurisdiction has their own rules and I suspect some tree houses maybe more elaborate than the ones I built as a kid and it may be a good idea. ... more

There is a definite shortage of rentals all over the county and I don't anticipate the inventory increasing in 2014. The shortage has made rentals go up significantly. If you haven't already, I suggest you search craigslist for a 3 bedroom home in Felton to rent to see what they are going for. That will show you the shortage of rentals in the area. If this is your home you are renting, I suggest you use a property manager to manage if for you. If not, make sure you do a thorough credit check, employment verification and reference check to anyone you are considering renting to. Please let me know if you have any other questions.

Depending on where you are talking about in Santa Cruz, this property is about 9-10 miles, or a 20 minute drive depending on the route you choose.

The property is quite lovely; the home needs work.

Gerald, On short sales and foreclosures the lender restricts who can buy the property. Buyers, sellers and all professionals involved in a sale are required to sign a form under penalty of perjury that this is an arm's length transacation, meaning that no one related by blood or marriage can buy the property. I believe their philosophy is that they do not want the borrower who "lost their home" to end up getting it back. Janine, Curt Abramson with Bailey Properties in Santa Cruz here. Right now, there are 32 homes active in Felton, and another 6 pending, so there are some active buyers right now. Average days on market has been hovering around 65-70 for the past few months. We've been averaging 50 homes for sale, 7-8 pending sales monthly, and 4-5 closed sales monthly for the same time period.

The sellers getting showings have presentable homes, actively marketed, at the right price. The biggest mistake people are making in Felton (and elsewhere) right now is putting their home out at a high price to test the market, then trying to drop it several times to see where the buyer's interest kicks in. By the time they approach market value, their property has been out there so long, buyers assume it has defects and they stay away.

Pricing right now is highly competitive. A home has to clearly be the best value of all the competitors in its range to draw buyer interest, and offers.
