I suggest you document (put in writing) your past situation, and explain it in full detail.

Many landlords will take extenuating circumstances (job loss) into consideration - especially considering you now have a steady, good paying job.
Landlords really want to know that you can afford the rent - sounds like you can.

if you work with an agent, they can help strengthen your position.......you may be underestimating how a landlord will evaluate you...............give it a try!

Another option to "sweeten" the deal may be to offer to pay a few month's rent in advance IF you can do that, and IF your state's laws allow it.

Even though this answer is a bit late, it may help someone in the future: real estate agents are not allowed to comment as to whether or not an area is "safe", as this is a personal opinion. For instance, I may have the personal opinion only gated communities are safe, but you may believe Cottonade, which is not a gated community, is perfectly acceptable. Neither of us is "right"; we just have a difference of opinion. If ever you are concerned with crime rates, I would recommend getting in contact with the local law enforcement agency servicing the area; some of them, like City of Fayetteville, have websites where you can track this on your own, and make your own, informed decision. Just note, all neighborhoods are capable of having crime, so keep this in mind when doing your research. :) ... more

There are a lot of stores and gas stations in the area of Seventy First High School. In fact there is a gas station across the street from the school. There are several gas stations within a 2 mile radius of the school. There is a Wal-Mart that is approx 3 miles away as well as a Lowes, a Dollar Tree, and a Food Lion. There is the Fort Bragg Federal Credit Union as well as a BB&T. Without knowing what area you are looking for specifically all I do do is the general area of the high school.
