Hi Tina,

This house was sold on June 6 according to the MLS. The problem with national sites such as Trulia and Zillow is that they often show homes that are not on the market. This one was marked as "sold." Your best bet is to do your searches on local realtor sites like mine, www.findfayettevillehomes.com. These are usually updated more frequently.

If you would like the assistance of a buyer agent, there is no extra cost to you. All commissions are charged to the seller and are included in the asking price. I work to help buyers like you and guide them through the transaction.

Let me know if you would need some help. Information such as size, price range, whether you want acreage, etc., would be helpful. Also you should also get pre-qualified at a local lender to see how much they will lend you so that you know how much house you can afford.

The property is legit but it is for sale for $316,000 and under contract. The person listing it as a rental for $900 a month is probably a scammer. I have seen this on Craigslist before. Feel free to contact me if you are needing help finding legitimate properties.

I have no way of knowing if it is haunted or not....it is for sale though. The land looks like it doesn't directly adjoin the small parcel where the house sits. It's a very good price, but that usually means its difficult to obtain financing due to some condition issue. Maybe foundation problem, or mold or water problems. There are no POA dues listed in the NW Arkansas MLS. However, this is a very new subdivision so they may not yet be established. Usually the property owners association is established only after at least 1/2 and sometimes 3/4 of the subdivision has been built out and sold. Eventually it will depend on what common areas there will be that need to be maintained. Often a neighborhood will not have POA dues or minimal dues if there is only a sign for the neighborhood or no common areas at all. ... more

This home will not go FHA because it is unfinished. There is work to do to make it complete. For a home to qualify for an FHA loan, it must be habitable.

It may be great, according to RealtyTrac, but I can't find it in the MLS from the information given. I have looked at properties on Steward St. in the NW Arkansas MLS that are either on the market or have sold recently, and I can't find this property without the address. If (according to the description) possession is now in the hands of the lender who held the loan, it probably means that it wiill be listed soon inthe MLS, since most REO properties eventually are listed by a realtor. The fact that I can't find it may mean that it has not yet been listed. And the property will probably be listed for more than the amount of money indicated here as the transfer rate. Even banks in the foreclosure process have expenses, so what they list a property for and what they are willing to sell it for will depend on their expenses.

I totally agree with the other agent who already answered this question. This property appears to be totally wooded, so if you would want to have livestock, you would have lots of work for that to happen--i.e. clearing the land and planting grass. My suggestion is for you to find a competent buyer agent to help you. On properties listed by a real estate agent, there is no extra cost to you. Your buyer agent will obtain information about properties that you may be interested in, do a market analysis so you don't pay too much, and generally guide you through the purchase process. I would check with the firm that has this property listed, McNaughton Realtors. They may have a rental record for this. However, they may not, and if they don't, it probably doesn't matter. Utility usage depends on the renter/owner of the property. If the previous renter tried to keep the temperature at 65 degrees in the middle of the summer, the electric bill will be high. If they had their thermostat set at 75, then their bills will be much smaller. Utility bills depend on usage, and your usage may be completely different from the previous inhabitant's. ... more
