Typically, you will make an offer. There may be some back and forth negotiations. Once the offer is accepted, you will want to schedule an inspection.
If your inspection is acceptable, you will need to enter into a contract. Between two attorneys and both sides signing, you may add yet another 2 weeks or so to the process.
Mortgage processing can take another two to three months and then there are occasional blips...C of O issues on changes, Title not cleared properly...lots of things.
When you submit your offer, make it very clear that your closing date should be "on or about July 5".
This will allow you to close anywhere from June 1 to August 1.
