When limiting the definition of a Listing Agent to "handles the marketing and gets the fee," you're missing a HUGE part of the equation which is representation of the Seller with regard to the terms and conditions of the sale, and the protection of their interest according to fiduciary duties and real estate law.

On the other hand, I suppose you can limit the definition of a Selling Agent to the person who shows the home - but again you'd be missing the biggest and most important part of their duties which again is client representation "soup to nuts."

Getting the best attention for your sale comes from doing your homework and interviewing two to three agents, bringing to light what is important to you, and from there asking how they will help you in the attainment of what is "most" important which actually varies person to person.

And yes, you would want distinctive roles in the sale of your home.

Only if it came in low and you are attempting to renegotiate. Appraisals are opinions of value, not necessarily a fact. If an appraiser uses poor comparable sales or makes mistakes which an agent can demonstrate, the value can be disputed and corrected.
If your value is at or over the purchase price, you don't have to share anything. You paid for the appraisal and it's your property.

The buyer I assume had a qualified inspector go through the home as part of the contingencies. In the contract or offer, there are usually time frames for completing each contingency. Those time frames have long since past. While they can still back out of the deal, your attorney would probably advise you that the buyers' deposit or binder would be at risk if you have lived up to all your contractual obligations. ... more

In a current transaction I had with a client (she was a buyer), she switched attorneys "midstream" because her attorney was unresponsive. She was much happier with her second choice and the closing went smoothly as a result. Now, I'm not suggesting that you switch attorneys if you are happy. However, your attorney is working for you and you will be paying him or her for their services at your closing. If he or she is unreachable, then you are not getting the service that you paid for. Most real estate attorneys expect to be contacted often by their clients. My suggestion would be to contact 1 or 2 other attorneys in the area and get their advice, and possibly switch if necessary.
