FSBO is not necessarily the best deal as sellers may not know the true value of their home and typically list higher than the market value. There are many ways to save on costs though. Interview several local Realtors and see which one has the most knowledge of your home and neighborhood. Ask how much they can sell the home for, how much are their commissions and fees, how long it will take to sell, ask about the market trends, ask how many listings they have currently and how many they have sold.

You should be able to get a good feel for who will be the best match for you. Best of luck!

Each buyer is unique and you would fit that category for sure. Have you spoken to a lender? That is the first step since you are looking to get a loan and not pay cash for the home so, it would appear. The larger the down payment, 25-50% of the offer price the less worried a bank will be with how you earn your living.
