The HUGE problem with Trulia is that it is NOT ACCURATE when is comes to the status of properties!

Listings will say "active" when they are pending or sold.

This is why realtors will tell you that Trulia is not a good site to use when searching for homes. ... more

Often it will show homes on Trulia that are behind on payments. Only one home has recently been for sale on that street and it is currently in escrow (list price was $395,000). The weather in Fallbrook is dry Mediterranean. Eight inches of precipitation. Avocados are native to Guatemala, more or less jungle, and 80 inches of precipitation. That said with proper farm techniques you can enjoy a modest profit raising avocados in Fallbrook. The fruit prices have risen six straight years and most locals wont harvest unless they can fetch over $1.00 per pound. Expect to employ lots of water saving practices and wells are not out of the question. Vine crops, and assuming you are speaking of grapes, require substantially less irrigation. The price per pound however is at a point that makes the effort not sustainable. Look for a house and grove combination. It is easier to finance and too gives you a serene atmosphere to awake to each morning. If you don’t have a knowledgeable broker in this field please contact me.

There is a community called De Luz which is in Temecula but borders Fallbrook. Temecula and Murrieta, both have excellent schools and Temecula was named the second safest City in the U.S. according to FBI crime statistics. Here's an interactive map showing the area of De Luz and Fallbrook. How soon are you looking to move? I have a 4 bedroom home with a fenced yard, fireplace, oversized 2 car garage, huge kitchen, closer to town and schools that will be coming available within the next few months. The rent will probably be around $2200 including water and sewer.

Pets will be welcome with additional deposit.

Thanks for your very astute and accurate feedback Della. Our relationship to Rancho California goes back to the 60's whence my wife, Janis', Father, then President, head civil engineer and master planner purchased the Vail Ranch and master planned the entire community in the very early stages.

For decades we owned one of the largest citrus ranches in RC (southwest corner of Anza and Rancho California Road. We sold it some years ago to a vintner who is transforming into a beautiful vineyard and tasting room to augment the already beautiful and sprawling Temecula Wine Country.

Although we live in the Norteast area of Vista we consider the Fallbrook, Bonsall and De Luz area part of our farm. I have frequently seen posts on Trulia proclaiming that De Luz is pretty much exclusive to Temecula/South Riverside County and just wanted a few experienced experts to confirm.

You have provided some very factual and valuable information for any person seeking up to date information on this issue.
