This neighborhood in St. Paul is very stable primarily due to constant demand on property created by proximity/access to U of M and Downtown MPLS. If you have already purchased a distressed property that you could obtain under market value and you have a good knack for remodeling, you are already quite a bit ahead in an equity position. If you have been waiting, the opportunities for great equity builders are dwindling. None the less, the majority of neighborhoods in the Twin Cities have been a great investment if you purchased at the time of this post. SAP has long been a solidly cemented TOP 3 neighborhood in St. Paul. I hope you made a good buy!
