If you want a customized, strategic marketing plan, consult an agent--you'll likely be glad that you did. Some 87%+ sellers (this is a nationwide statistic from NAR) who try to sell themselves end up listing with an agent. Sure, things are great if you have a seamless transaction....but do you know what to do if something "does" go astray? (You can give yourself stitches....but do you really "want" to?).
Do you know the intricate transaction details and steps "after" you get the home under contract? Do you know what you can and can not do? Do you have "time" to show your property while it's on the market, follow up with potential buyers, track possible agents who have shown your home, etc? In this sellers market, you can sometimes list your home on a website (though the local MLS ((through a Realtor)) is still the #1 way to get a home sold) and have it sold in a DAY (but do you know what to do after that point?). Not only does a professional Realtor market and advertise your home, but we also act as your "project manager" throughout the transaction process to make sure you are taken care of.
