I've been wondering the same thing... I emailed them first and wasn't very satisfied with the response I received. I just called and left a message because I want to actually speak with this guy and feel out the situation.

He called back before I could submit the response. He says that:

1: He wants to verify that people don't have judgments, evictions, or felonies.
2: He wants to verify that people are making at least 3x rent with income ($4500)

I explained that I'm only going to do business with someone I know, like, and trust. I have absolutely no trust with him so why should I give him cash for an application fee and my social security number? He said that's how he's been conducting business for 15 years. I told him a lot's changed in 15 years and he's not getting that info before I see the house actually exists.

We couldn't come to an agreement over the phone.

MY RECOMMENDATION: Don't do it. A lot of things about this situation scream "shady". I'm actually going to contact Fairlawn Police Department to look into this because of my concerns.

That does not make sense, like Cindy says, $125 k and over a year on the market. A bank would be more aggressive it seems. You should have a Realtor familiar with rehabs go with you and make an estimate for an offer. I would be happy to, if you like. ... more
