Buying a Dr Horton Home for us was mind boggling. My husband is a 24yr Veteran and it took him to get Dr Horton to do the right thing from the beginning. We have cracks in our crown molding that were visible from day one. We have buckling carpet that is apparent in every room. We have been in our house for a little over 2yrs and we are just getting the mold issue taken care of in our master bathroom shower. We had a leak in the master tub and went 2yrs of complaining that something was wrong before they addressed the issue. Our upstairs AC is still not operating properly. We have a huge hill behind our house that we were told would be a retaining wall. Well we are stuck with it. It is going to cost us thousands to make it presentable. Dr Horton, if you only took the time to do things right you would come highly recommended. The plans are beautiful but the execution if the floor plans are horrific. Put yourselves in your customers shoes, do the right thing when no one is looking, treat your customers the way that you would like to be treated. I had someone looking to purchase a home that was relocating. They asked me about Dr Horton and I had to tell the truth. They went with someone else. Word of mouth can be very damaging from trusted sources. I think I saved them from a major headache. My dad made the comment to me yesterday; I liked your previous home builder better...you didn't have any problems like the ones you are dealing with now. We will be building another home in the future but DR Horton will not be our builder of choice.... more
This is the sort of thing that you can write into a contract as something the seller must agree to do before closing or to give you a credit at closing based on a written quote so you can take care of it after closing. However, depending on the type of loan and how picky the lender wants to be, I always recommend making sure it is done ahead of closing so the lender and you both know it's done.

We have a nice 2 bedroom 2 bath home for rent in Fairhope at 109 Spring Park Drive. The master bath has a walk in shower and there is a nice screen room in the back. All appliances are included, even a washer and dryer!
I agree with Jennifer - this question might be better in a survey. My team partner and I offer the services of a stager in our listing presentation; if the house and the owner appear to need it, we recommend it.... more
Why not buy a house with land & just put one in? There's a nice big house listed at 14073 State Highway 181, sitting on 10 acres with a barn in back giving plenty of land to put in a pool! The house is brick - all one level with 4+ bedrooms 3 & 1 half baths with lots & lots of extras. The master suite is to dye for & has a walk in closet the size of a nursery! The house price is unusually low for the value! That home would be twice as much money anywhere else in the US!... more
Insurance rates are less east of 181. As to rates, at this point we have not seen a decrease. Regardless what this owner is paying, you need to get a quote. I would suggest calling Matt or Andy Malone at Malone Farmers Agenecy in Fairhope, 251-990-4000. They can give you a more accurate estimate. Myrick Agency is another group that can give you a quote, 251-517-5600.... more
The Alabama Redemption Law is possibly the most misunderstood law in Alabama. Foreclosed properties or property bought on the courthouse steps can be an exellent investment with downsides that can be minimized by prior research. The fear of redemption is grossly exagerated. Out of 1118 foreclosure deeds issued in 2010, there were NO redemption deeds issued on these properties that I could find. If you would like a detailed explanation of why foreclosures can be an excellent investment vehicle, email me at firstname.lastname@example.org or call me at 251 591 2568. I'm not an attorney, but I do understand foreclosures.
