If the siding you have is a neighborhood eyesore, just paint/repair it for now and leave it at that till money is flowing again. If you're want a serious upgrade like stone or brick facing, I'd put that on your "future luxuries" list. As for the kitchen, unless you're planning on expanding it via an addition or knocking down walls, I'd suggest you minimize what you do there. Do a nice, shiny backsplash and some neutral floor tile and leave it alone, because if the kitchen is small or closed off from the rest of the house, it's not going to be a selling point for buyers, anyway - you're just looking to make it something that suits your taste. ... more

Number one concern in a finished basement is air flow and water. A less than perfect job will create a mold problem. check Angie's list for local reputable contractors. We all have our favorite contractors but as real estate agents we are prohibited from "stearing" clients and customers so we are cautious. Ask a friend who did similar work ( preferable a few years ago) to see how well the job has held up. Think about access to your mechanicals i.e. access panels to water line shut off , etc , ceiling height and mold resistent materials and paint. great lighting is also a plus in a basement.

I'm an agent, but also an HVAC designer (sorry to prove you wrong Mark about an agent not being an professional in this area, lol). What is confusing me is "pumps air" If your furnace is a forced air furnace that blows air through duct work you'd create multiple zones by adding control dampers to modulate air to different areas.

However, the discussion of pumps and switches makes me think that maybe this is a boiler system that is piping hot water for heating to radiators in the house. Maybe what you're referring to as switches are on/off valves. In that case, multiple pumps could make sense to better control hot water flow through the radiators.

As a basic rule of thumb, an addition will likely cost you between $150 - $250 a square foot. The variance depends on the finishes you select especially when incorporating a master bath. Is it tile or marble? Double vanity or single? Is there heating in the floor? All of these can add to your costs.
