This is not an MLS listed property and the buyer could come from anywhere in the world. Co-broke commission is 4.5%. Some agents will reply with nasty comments or "remove me" and the agents that can see a very nice referral fee and like $$ will reply with a nice comment and a lead. I love to work with nice agents only.

You should make arrangements for your seller to get a few estimates from some local reputable septic companies...the septic company in keeping with the town codes will make recommendations....there are variables...a larger tank may require additional leeching field, maybe not...the experts will let you know...if the soil is good/sandy that's helpful, if your client's home is on rock...Blasting time! Best case scenario 2,500 for just a tank...very worst case scenario, you are on rock, need blasting and top fill...25,000..Most upgrades for me have been fortunately under $10,000. BTW If the land can sustain a larger house...and the difference in dollar amnt for a 4BR septic vs 5BR septic is small, go larger!

If you just goggle local agents - you can see what they've done or agents outside of town. There is an agent in Wallingford and he has done a fabulous job. Just google wallingford ct real estate, I'm sure it will show up. You also might want to investigate setting up a fan page on Facebook, rather than an entire web site, which your town already has one set up ( and link to that site when there are things you want to let people know about).
Also before setting up a fan page in Facebook, you might research what's already out there locally.
I have a fan page on FB for Fairfield County. An agent in my office has a great Facebook Fan Page. Trumbull CT - A great place to live. Good luck
