Years ago, probably not very important because granite kitchen countertops and granite bathroom vanity tops were so expensive. Now the price has come down and you can find great granite installers who will fabricate and help design the look you are going for. Places like will help customers pick the granite they want (there are so many traditional and unique styles that it can be hard to choose!), design, fabricate, and install in about a week.
So now, it's very noticeable when a home DOESN'T have granite kitchen countertops!

I like to keep it simple! There are 3 keys to selling a home... Price, Presentation, and Marketing. If you have only had 3 people through your home, one or more of those keys is lacking. If you are marketing and selling your home on your own, why? If you were a dentist, you wouldn't operate on your own foot! Why would you try to sell your own home? If you are working with a licensed professional, your questions should be directed towards them. As many before me have stated, I'd be happy to give you assessment of your home if you are not currently listed with another brokerage firm.

Hi Melissa, as a Top Producing Agent who lived in Fairfax Station, there are many considerations in deciding on an offering price. First, a updated CMA is necessary to see what has sold, and what has sold short. Most homes that sell in this area are not short, as you mentioned the home is owned by the original owner, as many in this area are. The homes values in parts of Fairfax Station did not fall as much as other areas in Fairfax County. There are many reasons why, but the amount of land, the density and the school system are factors.
And as others mentioned, you need representation, because after the contract is written is when the real work begins.

One of the best places is to visit your local tax assessor's office and ask for a list. It's free, but you have to do a lot of the legwork. There's also several websites that are subscription based, which I've provided below.
