Clean and a well maintained look sells. Buyers will examine the property much more than you probably will since you've been living there for a long time. Walk the house and examine it like you were Buying it yourself. On the outside, are there birds nests in vents, bee honeycombs lodged in a soffit, is the front door clean without spider webs, trees/bushes cut back so a Buyer can proudly walk into their new home when they buy? Walk the interior the same way to clean up any little items that might prevent a Buyer from writing an offer. This can all be done with some good old fashioned "Elbow Grease" and very inexpensively. The best time to LIST a house is Spring. March and April are good times because people are planning for the building season which is limited to mostly May - September or early October. It's not uncommon for them to look at what's available before remodeling, because new construction is quite costly. There is also the cabin fever/ river break-up effect. We've been snow bound since late September and will continue to have snow until early May- first of June. The light is already back and people get antsy for change. Another thing to consider, a buyer can see quite a bit about the insulation of a roof and if there are any run-off issues or water in crawl spaces during the Spring. yes they are, i have been in the construction maintenance field for many years, all around everything to do with homes and repairs from foundations to roof tops, selling a home in alaska has many more factors you have to look at, than a warmer climate, the best person to ask questions about a home is someone that does property maintenance in alaska, they see the things the others dont, true story, they know what its gonna take to repair or replace, and can ease your mind with answers. ... more
