Try contacting a local REALTOR. They have access to your local MLS which will show all listings, including withdrawn or expired listings.

Trulia is just a database of current listings and really doesn't have the most up to date info, nor has the ability to search past listings. Your best source is the MLS in your area, which any agent has access to! ... more

Depends on how the roof was constructed. Most area of the country where snow load is a consideration have local building codes to address this. Your best bet is to have a local GC, a structural engineer or perhaps even the county inspector take a look at the roof framing so that they can let you know what a reasonable load given the way it was framed. Having lived in Vrmont for many years I can attest tot he fact that snow load can collapse roofs and no matter how well your roof is constructed raking the snow off when possible is a good idea. ... more

why would you want to move to Fairbanks period? does the cabin have a roof that can handle a 20 pound snow load? can you survive in -50 degrees or worse? DOES THE CABIN HAVE A GARAGE FOR YOUR TRUCK? does your truck have a 4wd? you like going to an outhouse in -50? if your cabin is on the grid, how much is that electric bill going to cost you? or chopping wood? you want to chop wood?

my goodness, it takes a superyoung, superstrong MALE to live in Fairbanks!

Sara.eva answered:
1.FHA mortgage insurance protects the lender if a borrower defaults on the FHA loan. Each FHA borrower pays a mortgage insurance premium. The premiums are collected and used by the FHA to reimburse the lender (not the borrower) should the borrower default and the lender must foreclose upon the loan/sustain a loss. This insurance enables a lender to provide loan options and benefits often not available through conventional financing.

VA Loans: The VA guaranty helps to protect the lender (not the borrower) against loss if the borrower fails to repay the VA loan. Borrowers pay an up-front funding fee towards the VA guaranty. This guaranty enables a lender to provide loan options and benefits to military veterans and other qualified participants that may otherwise be unavailable through conventional financing. Maximum Loan amounts vary by county.

2.Government loans are not limited to first-time homebuyers.

3.Minimum credit scores apply. Not all applicants will qualify.

4.VA loans require a VA funding fee at closing. The fee is higher with a zero down payment. If a down payment of 5% or more is made, the fee is reduced. The VA funding fee is non-refundable.

I would definitely look at your contract and see if there is something in there about it. You'll be able to tell if you have the responsibility or if they do. You don't want to jump down their throats about plumbing if you signed that you would take care of it.

Carl,
What is your question? Whether selling or renting, the occupants generally pay the utilities as they control their use.

Clean and a well maintained look sells. Buyers will examine the property much more than you probably will since you've been living there for a long time. Walk the house and examine it like you were Buying it yourself. On the outside, are there birds nests in vents, bee honeycombs lodged in a soffit, is the front door clean without spider webs, trees/bushes cut back so a Buyer can proudly walk into their new home when they buy? Walk the interior the same way to clean up any little items that might prevent a Buyer from writing an offer. This can all be done with some good old fashioned "Elbow Grease" and very inexpensively. Good luck
