This home is not available for sale. The first hint is that the posting is from Realtytrac. The 'listing' is actually more of a posting on a foreclosure notice. Sometimes those 'listings' report a notice of default and make it look like it's listed for sale and other times it's posting about a notice of trustee sale (which may or may not take place at the courthouse steps) or a notice of sale.

Not all homes sold at auction are brought back to our market. The Obama administration had formed FHFSA which made a new policy to bundle homes and sell them to large investors. Others will make their way to the general market via MLS but many won't.

With all that said, if you really want to buy a home, select a buyer's agent to work with. it doesn't cost you anything but you get all of the expertise of someone who can guide you through the process, help you compete in this market (low inventory- multiple offers on every house from buyers like you), and meet your objectives.

This is a phenomenal market to buy a home with low mortgage rates and low prices. However you're not the only one who's realizing that. You need a buyer's agent that will give you the edge. First step, get on a client portal that will let you know of REAL homes that are listed on the market.

The posting you are responding to is for a rental property at $1,095/month. You need to call the property manager for any information or to view that home and be considered as a tenant. But are you aware that there is a house FOR SALE on that street and you could buy it with a monthly payment LESS than rent? Plus you get all the tax benefits of home ownership.

You might want to talk to a buyer's agent about how to qualify to buy a home. In addition, there's programs like Neighborworks that will help you get familiar with all of the aspects of homeownership and possibly assist in down payment assistance programs. It's definitely worth your while to get educated about buying in this market vs. renting. Good luck!

HI Diane! There is no home on Oak Arbor currently in foreclosure, or bank owned. There is one at 8525 Oak Arbor that was a short sale and in escrow as of 3/7. I will contact the agent and see if she is allowing back up offers or what the status is for you.

The reason I ask is because there are a number of new programs out there specifically geared to help prospective first time home owners...and first time doesn't mean exactly that...you just need to not have owned a home within the past three years. If the house is plumbed for gas then you can have it to hook up your gas dryer. As for the stove and water heater? They'll be coming with the house. You can, of course, replace them with gas if they're currently electric units. Many people prefer a gas stove, but you don't have to. An oven/stove, and of course a hot water heater, are normally considered fixtures and stay with a house. Washer/dryers are not fixtures, in most transactions.

Hi Moosak; I completely agree with Jim that is much less expensive to buy a home already on a lot in Fair Oaks than to buy a lot in our current market, and I see one offered at $96 per square foot. In the end, the cost to you will be much less than building. Homes are currently selling for generally about $140 per square foot average in Fair Oaks. It would probably cost you that or more per square foot to buy the land and build. Another plus is that it is much easier in today's lending environment to get a loan for an existing home than to get a construction loan.

May I suggest a fixer upper that you make "your own" through improvements. Probably would be the best bang for your buck.

One requires all cash..the other can be financed and often rehabbed in the cost of the loan.
