Hello, in my experience, the northwest quadrant of Excelsior offers the best of the area in terms of safety, proximity to McLaren Park, potential views and access to 280 and 101.

I have lived in the Excelsior for 6 months. We are a white, middle to upper-middle class couple. I have a PhD and my husband has a master's degree. I earn enough to support the whole family while my husband stays home and our son goes to day care. We moved to this neighborhood because my husband was in ill health and could not work, so we needed to make it work on one income. We have found our street to be very loud. Harley riders with straight pipes and external stereo systems go barreling down the street at all hours of the day and night. Teenagers hang out on the street whooping. Our neighbors have domestic disputes so loud that you can hear people yelling at each other in their houses. There is a lot of garbage on the street, perhaps because we live on a bus line. If I had the money, I would move out of this neighborhood so fast, you wouldn't even see me leaving! ... more

NACA by principle is a wonderful organization. There are some things about them that make listing agents weary. I have not dealt with them here in San Francisco. They are quite big in Sacramento. I have dealt with the branch manager in Oakland and she seemed to be on top of her files, though I must tell you that escrow has to go through a NACA approved escrow company and the closest one to us is in Fairfield... that being said it can be difficult when writing a NACA offer on a special circumstances property to get the seller to understand exactly how the program works and the minimal risk involved with working with a buyer financing through NACA. My best advice to you would be for you to take everything that you have and go into the NACA office in Oakland. I find that with organizations such as this that it works better to deal face-to-face... plus you feel vindicated in the fact that the "excuse" of not receiveing your documentation can't be used when you deliver the documents in person.

I know that the journey to homowership can be a tough one even when using programs designed to help put people into homes such as NACA.

If you need any help, please do ot hesitate to contact me and I will share some of my best practices with you... the biggest thing to remember once you do start writing on properties is that you need to have everything well documented to educate sellers and listing agents about what NACA is and how it works... people tend to have trepidation around things they are unfamiliar with so the more you can help them to be in the know the better chace you have of getting the property you have your heart set on.

I love this neighborhood and my neighbors. I've lived in the Excelsior Heights for over 20 years -- wonderful neighbors, quiet neighborhood and great views. Two of the popular films were filmed in this neighborhood. One was "Princess Diaries" starring Anne Hathaway and Julie Andrews and the other was "Milk" starring Sean Penn. ... more

I have devoted my practice to serving the Excelsior and my clients love living in this great little small town within the context of our beautiful city! Its been my experience that most of the people that live in the Excelsior are homeowners.

Fun Facts:

(1) Home to famed singer Jerry Garcia from the Grateful Dead
(2) Excelsior Street was named "Japan" and it was changed during WWII
(3) Wonderful history of ethnic diversity!
