Pay a licensed appraiser to provide you a written value for your home. Then have a realtor provide you written sold comparables for your home. Explain to the agent they need to visit your home in addition to giving you comparables and that you are not selling your home. You may need to pay the realtor some money because they are spending time to do this for you and they don't work for free.

Bottom line - depending on your local court customs, some courts will accept a realtor's market analysis while other courts only recognize an appraiser. You need to find out which custom is used in your area.

The purpose of due diligence is to protect the buyer from any liabilities or unforeseen title issues that may arise during escrow. It is in the buyer's best interest to make sure that marketable snd equitable title can be conveyed to the buyer, from the seller without any conditions are liabilities. Please be assured your property is currently off the market right now, meaning it does not appear in the results for active listings.

When you do list your property, please note you or your agent will have the ability to create a new listing and submit the correct information. Once the listing is sent to Trulia, the new information will override the public record information at the top of the page and potential buyers will be able to see the correct information displayed.

As far as I can tell, the only person who cares with Truzillow or any of these other random real estate sites thinks a house is worth is the person who actually owns the house in question. I've mostly looked mine up for a good laugh over the years because it has always been pretty darn wrong.

Evergreen has different micro climates, depending on where you live. Downtown Evergreen receives around 90 inches of snow a year. At an elevation 0f 7300 feet, one would think the town is buried all winter, however, that 90 inches is spread out through an 8 month snow season that begins in late September and ends in Mid-May. Add to this the fact that frequent Chinook winds from the west warm temps into the low 60s very quickly, even in mid-winter, the snow does not sit on the ground for months on end like it does in northern Minnesota. Average snow cover in Evergreen is 80-100 days per winter.
Further west, at elevation 8200 feet, is the west side of Evergreen. This side of Evergreen gets 100-120 inches of snow. Because of the increase in altitude, the Chinook winds are not as warm. This side of town has been known to see the ground for the last time on Halloween, and not see it again until May.
I lived on Upper Bear Creek for five years at an elevation of 8500 feet. The creek is in a valley in which the winter sun does not hit. The creek freezes solid in late October and does not thaw until mid-April. On some nights the temperature will go all the way to minus 30, and one night when I lived there it was minus 38. In the valley where the sun never hits, the temps rarely get above 30. The snow sits on the ground for six months solid.
Job opportunities? Morrison and Golden, on the west side of Denver metro, are only 20-30 miles away. In addition, all one has to do to get to these west side towns, is jump on interstate 70 on top of Floyd Hill, elevation 8200 feet, and drive 70-80 mph, downhill, to the west metro. It is a very swift drive. There are plenty of jobs on the west side. If you are more business inclined, it is only 30-40 miles to downtown Denver from Evergreen. At 70 mph it does not take too long to get there.
Within Evergreen there are very few good job opportunities. There are no large businesses or manufacturing plants. Most of the manufacturing in the Denver area is out in the Commerce City area, and out in east Aurora. Within Evergreen you will find the kinds of jobs that you will find in any town in America that has a population of 5-10 thousand people. However, some people have made millions in the real estate market of Evergreen. If you are good in real estate, you can get rich in Evergreen.
30-50 miles west of Evergreen you will run into some of the greatest ski slopes in world. A-Basin is only 40-50 miles away. Winter Park is 50 miles. Breckinridge is 60-70 miles. Loveland and Keystone are only 30-40 miles. There are plenty of business and real estate opportunities at these snow parks.

Winter-time in Evergreen is a special time, especially around Christmas. The local reservoir freezes over so they set up a large, outdoor ice skating rink. Not only that, but they put speakers out on the ice and play Christmas music from late November, all the way up to New Year's. It is a beautiful thing to ice skate under the lights on a 5 degree night, with the stars out, and Nat King Cole's Christmas Song playing in the background.
The summers in Evergreen are probably the best in the USA. Temps are in the 75-85 degree range nearly everyday, with very low humidity. In addition, every afternoon, summer lightning storms pop up and keep the area cool so that even a 90 degree day will dive back into the low 80's by 5 in the afternoon.
Falls are crisp and refreshing. Even in town the sound of bugling bulls can be heard. It is not uncommon for the father of young children driving through Evergreen to hide the eyes of his kids, for bulls will mate cows right on the side of the main highway. I personally have seen big heard bulls bugle and fight for mating rights at the parking lot of the Evergreen Library.
Spring is beautiful. Mountain flowers pop up in all the grassy areas in Evergreen. The ice melts off the reservoir, and everyone is bitten by the spring bug.

Well the big things is going to be how long ago were these things and how is credit now?
How long ago was your foreclosure?
Are you now current and no longer in default on your student loan(s)?
How long ago was your Chapter 13 Bankruptcy?
Are there any new blemishes on your credit since your Bankruptcy?

These are the main questions that are going to determine if you would be able to get approved for a home loan?

This is a tough one to break down. Basically the farther west and south you go, the cheaper it becomes. 80439 - aka Evergreen is home to many people who work in Denver. North Evergreen is more expensive for land. South Evergreen and West Evergreen are much cheaper. You might find an acre parcel in north Evergreen for 200k+, whereas 200k could buy you 5 acres the farther out you go. Land doesn't tend to sell very quickly except on the North side so there are opportunities depending on your price point and desired location.

Depending on where you are in Evergreen determines the drive to Denver. In most locations of Evergreen you can get to downtown in 30-45 minutes and its just about all highway.
