You cannot use the equity without obtaining a new loan. Equity is the amount your home is worth over what you owe on it. The only way to "use" it is to borrow against it via a loan.
Now if you sell, you will have that amount of "equity" left over as income agent mortgage is paid off.

That's why you need an agent.

What does your signed contract say? Did you have a clause making the purchase contingent on acceptable inspections or did you sign an "as is" purchase document.

If you have a clause favorable to the buyer .... now you would get with the seller and RE-negotiate either for him to perform repairs, set up an escrow for repairs, or reduce price. (Seller can always say no ... but then you could ask for your deposit back and go elsewhere)
