Where did you see the term "1.5 to 1.9 story house?" A 1.5 story house is often used to refer to a split level house--a partial second floor with rooms. The 1.9 term may refer to some sort of attic space. Where was this house located? Was it listed for sale on a website? If you have a little more information, I may be able to define this term for you.

I recently encountered a problem similar to yours with a client This tenant had enough cash saved to pay the full year's rent up front in addition to the security deposit. This reduced the landlord's risk and over-rode other factors such as credit report and lack of positive prior rental history. If you aren't able to pay quite that much in advance, perhaps you could work out something with the landlord to pay 3-6 months' rent up front as well as the security deposit. Also, it would be important to let the landlord know the circumstances surrounding your eviction. Landlords take a risk not only in trying to be assured of collecting the rent, but also in trusting that the tenant will follow all the rules of the apartment complex and will treat their property well. Hopefully whatever precipitated your eviction was something that is highly unlikely to happen again, which would instill confidence in the landlord about your ability to be a good tenant.

You're looking for a rental (the other answer to this question seemed to think you wanted to buy). You should just start contacting landlords with 4 bedroom units in Evanston within your price range. With the Trulia site, try clicking "rent", then search for 4 bedroom units (using the left column). When you find a unit you like within the price range your voucher will pay, contact the landlord via trulia. Click on "contact property" and you should get an email reply from the landlord and can arrange to go see the unit. Good luck! ... more

In the past 12 months, 268 attached units (condos, co-ops, townhouses) sold in Evanston with a median price of $208,750--this does not include foreclosures or short sales, which, if included, brings that median price down to $180,000. During the 12 month (prior) 12 month period from June 23, 2010-June 24, 2011, there were 266 units sold with a median sales price of $260,000; including the foreclosures and short sales brings that price down to $239,700. You can see that while the number of units sold has remained constant, the sales price has declined significantly. Besides what has happened in the general economy, I believe that the addition of many new units to the area (not just in Evanston, but also nearby communities that might be in a buyer's search pool ) such as Optima Woods in Skokie near Old Orchard Shopping Center have altered the supply/demand dynamics.

Currently there are 269 units for sale in Evanston ranging from $44,900-$1,200,000, with 195 of them priced under $300,000. With interest rates still very low and a sizable selection, it's a good time to buy. Let me know if you'd like any further information or help in exploring some good options for you.

If you are referring to the recent discussion about apartments near Northwestern, some of the replies were not made by real estate professionals (brokers, Realtors, or agents). Virtually all of Evanston is located well for commuters. As to saying if a neighborhood is 'good' or 'bad', that is a big no-no- for a professional. That could land us in jail for something called 'steering'. I'm glad you love Evanston though. It is a great place to live. ... more

I forgot to address the assessments. When there is a full time doorman and additional facilities such as the exercise room and pool the assessments will be higher.
