Hello Jph0605, most agents have experience in foreclosure REO purchases because REO's are out there. You should also consider standards sales as well as all properties are selling for fair market value.

You will also need to be pre-approved to be able to meet an agent to view and submit offers on any homes of your choice. Do you have down payment and closing costs or do you need down payment and closing cost assistance programs?

The purchase in Eureka start from 177k for two story 3bd 1ba single family home that needs some work. You could utilize a 203k purchase loan and remodel it the way you want.

If you figure out what cities/zip codes you are considering, minimum number of bedrooms and the maximum payment/price you are looking to achieve and you can be emailed listings to fit your search criteria.

Your qualifications will be determined by your credit profile, debt to income ratios, fico scores, loan program and how much you want to invest into the down payment and closing costs. i need help,i am currently renting house that i pay rent at the end of each month.I bought the other house and is in the process of registration.The attorneys confirmed to us that the registration will be on tuesday the 1st of August.Now i am worried to whether the seller will be ready to move out should the registration completes.I then ask my agent to find out if everything will be ready on seller side should registration be completed.The response i got from the agent was that i should not use the estimates date of attorneys to plan because they do not have control of deeds office and those dates might be wrong.I then ask him to treat it as if the date will be correct,still he could not respond to the answer.My worry is that i have school transport for my kid that is paid in advance as well as rent,now i will only have monday left.I do not want situation whereby i pay rent Monday and School transport then 2 days later i am leaving.Please advice if is wise for me to ask the seller himself about his readiness should registration happen? or what must i do ... more

Of course you can, but is it a good idea? If the buyer's agent is a Realtor and you're also represented by a Realtor, they are bound by a code of ethics and the buyer's agent may not take any action inconsistent with exclusive representation agreements that other Realtors have with clients. All dealings concerning property exclusively listed, or with buyers who are subject to an exclusive agreement shall be carried on with the client’s representative or broker, and not with the client, except with the consent of the client’s representative or broker or except where such dealings are initiated by the client. You should talk it over with your Realtor first, if you have one.

You may qualify to buy with minimum out of pocket expenses and pay less than rent in many cities. The purchase in Eureka start from 119k for 1bd 1ba condo, 135k for 2bd 2ba condo and the single family homes start from 150k for a fixer 3bd 2ba home which is as low as $750 down payment with a minimum 640 fico score @150k.

Beware of the many rental scams out there these days on all sites. The scams are on all of the rental listing sites except one that us agents/broker use such as mls, multiple listing service.

You should not give anyone any funds or personal information without confirming with a licensed agent/broker or management company to find out whom you should be dealing with and the status of any address of interest.

You will need to be pre-approved if you decide to buy and to be able to meet an agent to view and submit offers on any homes of your choice. You may consider 3% down conventional from a minimum 620 fico score or even 5% down conventional with NO Mortgage insurance (Lender paid MI) up to 417k.

Rental scams are common here and on any site that allows the general public to post. Please be very cautious with deals that seem too good to be true. NEVER send money expecting keys back by mail. You can search the address in any search engine to see how the homes are advertised elsewhere. If one listing is much cheaper than other places, it's likely a scam.

Read the scam warning Trulia posts. I've attached a link to it below.

When you find a questionable listing please go to the More button on the listing and then hit the FLAG button on the listing page to warn Trulia and others or email it to Rentalfraud@Trulia.com.

Yes, that is typical for a scam........they tell you they can't show you the home in person....they may ask you to fill out an "application" and may try to get personal information..........the rental price seems too good to be true (REALLY low for the home) - because it ISN'T true!......................they ask for money to be wired for keys.............they are con men.....or women..........you need to "flag" the listing as fraudulent and trulia will remove it ... more

Eureka is blessed with an abundant natural environment, close to Redwood National Forest, The Headwaters Forest Reserve,Thousands of miles of hiking trails, six rivers, Humboldt Bay, the Pacific Ocean and many, varied beaches. It is also a thriving artist community, bordered by other enclaves thick with artists in every genre from oil and watercolor painting to building amazing machines to compete in internationally recognized races.

Being bordered by the ocean and the mountains, with only Hwy 101 in and out, 299 to the north of us for Eastern access, means there are transportation limitations when roads are closed due to slides, floods or fire; all of these may occur during a given year. We are approximately 5 hours North of San Francisco, it costs over $300 to fly to SFO on our one carrier...

We do have a very active community, there are multiple events every weekend. We are also a very very generous community having the record of giving to American Cancer Society's Relay for Life on multiple occasions.

On another note, however, I must take issue with anyone who suggests that a 100 year old home is safer than homes built according to the standards imposed after the 1994 Northridge Earthquake. We've been providing seismic retrofitting services on old homes from bungalows to mansions from San Diego to Santa Barbara since the mid 80's and I can tell you first hand that many if not most homes built from circa '40's and older were never properly affixed to their foundation and can and often times do fall off their foundation resulting in a total loss.

If there are homes built during that period that are still standing it's not because of their redwood superiority albeit full sized heart redwood is by far one of the best ways to build. But a structure is only as strong as its weakest point and that point is where the plate meets the stem wall is the most vulnerable if not bolted. Additionally if the home is built on a cripple wall and it is not shear paneled it will fall over like a house of cards.
