HOA fees can go up (or not) every year, or every few years, regardless of whether the style of the unit is an "apartment" or "townhome" (stand alone).

I live in a condo complex - the style is comprised of townhomes - and we get an increase every few years or so, based on the projected budget for the coming year, and also based on keeping a healthy balance for future maintenance projects.

Ask what the fees have been over the past 5 years to see how many increases there have been.

Make sure any complex you are considering is financially sound, and ask if there have been , or currently are, any special assessments (these cover larger than usual updates or repairs).
Know that older complexes will/may be dealing with upgrades that younger complexes might not need as yet.
Ask enough questions - get the answers - so you won't be in for any unexpected surprises!

There are some houses selling for that price but a lot depends on the condition of the house. Most of the homes are selling for more. A cash buyer would incur just minimal costs like 1/2 the escrow and some other costs depending what they are asking for. The buyer and seller usually split the cost of the owners fee policy which has replaced the title guarantee which is what it used to be called. The owners fee policy offers more protection than the title guarantee.

the appraisal is ordered by the lender...the good appraisers, which you want, have some backlog because believe it or not the market has picked up and there are a lot of buyers applying for loans. Be happy you have a buyer for your home and just ask your realtor to get an extension on the home your buying and the reason you need one. This is not a real unusual situation. Be patient.

My loan officer was unreachable for 2 weeks I called and complained to manager she called me immediatly after that. She kept telling me not to worry everything was on time well guess what had to do an ectension because appraisal wasnt ready its one thing or another with this lady and im suppose to close in less than 3 weeks!!!! ... more
