Does that agent have a "Premier Agent" tag next to their name? Both Trulia and Zillow allow agents to pay monthly fees for advertising and give them "Premier Agent" status. This means that Zillow and Trulia have a default checkmark next to a Premier Agent and make it convenient for buyers to just fill out the "Contact Form" and click "Submit." Buyers would have to uncheck the agent with the default checkmark and put a checkmark next to your name, then fill out the Contact form and click Submit. Most buyers never bother to fix the checkmark which makes it easy for Premier Agents who appear on your listing to get all your leads. Many realtors hate it but it's the primary revenue source for Zillow and Trulia.

I was a Premier Agent on Zillow so yes I'm guilty of receiving calls, texts and emails from buyers who asked about properties that were not mine.

As you discovered foreigners can buy real estate in the U.S. But you need to have at least 30% cash for a down payment or escrow. Lenders will give you a loan but will charge you a higher interest rate. Instead of a Social Security number, foreigners get a Tax ID number (thru the IRS) ... more

Lake Placid is always busy. In 2014 we again broke a record in tourism numbers.
The real estate market in Lake Placid is doing quite well. The best way to answer your question is with actual numbers. Here are the 2014 year end stats:

Lake Placid is definitely one of a kind! But the other lakes are also special in their own ways. I grew up going to Lake George. Beautiful views and so much to do. Parasailing, boating, camping, hiking, theme parks, mini golf, restaurants, hanging out on the beach or in the bustling town, and so much more. It all depends on what your prefer. Hope this helps! ... more

Hi Giles,
Good question. The market has picked up considerably over the last few years, and prices are stable. It's difficult to know what the future holds, but I would advise that if you can find what you want now, and are able to negotiate a fair price, it may be worth considering purchasing property. For info on market conditions, here is the 2013 market review: http://www.adirondackestates.com/files/public/MARKET_REVIEW_2013_.pdf
For more up to date info, feel free to email me directly and I will provide you with data.
Good luck!

Susan,
When the courts get involved, there are no guarantees. Now most courts realize the value of an agent and will allow for a commission. I've done some BK short sales and have been paid, but only what was common in the area. If you try to overstate a commission or have some interest in the transaction as a principle, then they could cut you back or out all together. ... more

Pine Hill is a well maintained community and would make an excellent long term rental property. I currently have the lowest priced unit at Pine Hill for sale at $225,000. It's been well maintained and the owners are anxious to sell quickly. If you're interested, please call me directly to see if it's still available.
Best wishes,
Bob

Lease/Option
You are desperate!
Your Credit or Finances, or both, will not allow you to go the conventional route:
You need the Seller to help you out!

The Seller will know it, and you are going to pay dearly for this service:
There aren't too many altruistic Sellers out there.

There is no FORM printed by anyone; there are just too many variables.
The terms that can be written into a Lease/Option can be dangerous to you:
How long is the Option period?
How much money are you putting in to the Option?
What happens if you are not able to execute the Option?
How do you know what your financial situation will be 2-5 years from now?
How much is the rent in the meantime?
Who will be responsible for maintenance and repair in the meantime?
What will be the Market Value of the home in 2-5 years?
What will be the Selling price 2-5 years from now?

This is the Ultimate Caveat Emptor!

Very good question Mandy. I always provide my clients with CHOICES for home inspectors. My advise would be to ask your Realtor for a list of certified home inspectors in the area for you to call and interview. I can say however, that most Realtors I know recommend inspectors who they feel will serve their clients interests. ... more

Marian ...Thanks for helping us answer the question about Schroon Lake market place; but I'd like to correct a few statements. The Adirondack Park is a large vacation area. (Did you know the Park is 6 million acres?) It is the USA's largest state owned park.

Schroon Lake is lucky to be in the center of the Interstate and within an acceptable drive time from NYC; so it has become the play land for NYC/NJ regions, as well as the Capital (Albany). Schroon is a lake town with a gorgeous 9 mile motorized deep lake. Real Estate prices had declined during the recession, but they are now leveling off and many buyers are reaping the rewards of the recession. Warning, some sellers starting to rethink their pricing.

Before the recession, we had increases of 30% in a year. I don't think those times will return; but we are definitely at the bottom pricing with it leveling currently. We expect a climb, and therefore a good investment. Do remember the Park has many flavors. Some better investments and others. Please do work with a Realtor to assist you.
