Does that agent have a "Premier Agent" tag next to their name? Both Trulia and Zillow allow agents to pay monthly fees for advertising and give them "Premier Agent" status. This means that Zillow and Trulia have a default checkmark next to a Premier Agent and make it convenient for buyers to just fill out the "Contact Form" and click "Submit." Buyers would have to uncheck the agent with the default checkmark and put a checkmark next to your name, then fill out the Contact form and click Submit. Most buyers never bother to fix the checkmark which makes it easy for Premier Agents who appear on your listing to get all your leads. Many realtors hate it but it's the primary revenue source for Zillow and Trulia.

I was a Premier Agent on Zillow so yes I'm guilty of receiving calls, texts and emails from buyers who asked about properties that were not mine.

Lake Placid is definitely one of a kind! But the other lakes are also special in their own ways. I grew up going to Lake George. Beautiful views and so much to do. Parasailing, boating, camping, hiking, theme parks, mini golf, restaurants, hanging out on the beach or in the bustling town, and so much more. It all depends on what your prefer. It's difficult to know what the future holds, but I would advise that if you can find what you want now, and are able to negotiate a fair price, it may be worth considering purchasing property. The Seller will know it, and you are going to pay dearly for this service:
There aren't too many altruistic Sellers out there.

There is no FORM printed by anyone; there are just too many variables.
The terms that can be written into a Lease/Option can be dangerous to you:
How long is the Option period?
How much money are you putting in to the Option?
What happens if you are not able to execute the Option?
How do you know what your financial situation will be 2-5 years from now?
How much is the rent in the meantime?
Who will be responsible for maintenance and repair in the meantime?
What will be the Market Value of the home in 2-5 years?
What will be the Selling price 2-5 years from now?

This is the Ultimate Caveat Emptor!

Marian ...Thanks for helping us answer the question about Schroon Lake market place; but I'd like to correct a few statements. The Adirondack Park is a large vacation area. (Did you know the Park is 6 million acres?) It is the USA's largest state owned park.

Schroon Lake is lucky to be in the center of the Interstate and within an acceptable drive time from NYC; so it has become the play land for NYC/NJ regions, as well as the Capital (Albany). Schroon is a lake town with a gorgeous 9 mile motorized deep lake. Real Estate prices had declined during the recession, but they are now leveling off and many buyers are reaping the rewards of the recession. Warning, some sellers starting to rethink their pricing.

Before the recession, we had increases of 30% in a year. I don't think those times will return; but we are definitely at the bottom pricing with it leveling currently. We expect a climb, and therefore a good investment. Do remember the Park has many flavors. Some better investments and others. Please do work with a Realtor to assist you.
