You can do this by using either a title company or an attorney to process the closing. Once you accept an offer, involve them in the closing process. They will make sure that all the closing documents are correctly processed and filed according to local guidelines.

If you use Redwood or Cedar, You will need to apply a good UV (ultra violet) resistant sealer on completion of the deck and every 1 to 4 years afterwards.

Both decks should give you 20 years or more of good service unless abused.

TREX maintenance is going to cost significantly less, the installation fee will be cheaper, and you won't have as much worry about damage, weather, kids, insects, etc.

TREX will save you money long-term.

Simply look at neighboring home values, and then look at nearly any other neighborhood in that area. The reasons are because nearly anybody can afford it, flood problems in the past, ease of access, and crime is higher down there.
The max investment you will see from that area is only equal to what your neighbors put into their homes, and since most people down there have no money... you won't see a huge return when you go to sell.
