Just to provide a simpler answer, Yes some condos are selling. Those that can afford to sell at market price are selling. Most however are unable to come down to market pricing as they have a mortgage that is greater than market. "Underwater" is the term often used. The problem lies in the fact that since these sellers are underwater and the great majority not qualify for short sale, we are left with a generally overpriced condo market and Sellers that are up against a wall with few choices. When units are priced correctly they are selling. That is something that no stat can tell you. Most of our condominiums have fallen off 40-60 percent form the high roughly late 2005. This rule of thumb is difficult to stomach for most, but Buyers are certainly ready and able at these prices.
