Much like a newspaper, when an ad is printed, they dont go gather all the papers that already have been sold. There are many more sites like Trulia that may also have these pictures. In most instances the listing agent and the owner have already discussed the types of offers that may be received that will prove to be a waste of everyone's time.

Such offers could be:
1. Offer 80% or less of 'market value.'
2. Offers close or equal to the zestimate.
3. Offers contingent on selling existing home without executed contract
4. Seller financing
5. Funded by unreliable banks.

Because laws in Florida are extremely biased in favor of the buyer, it becomes increasingly important to insure the buyer is vetted and serious, otherwise the seller can inherit REAL DAMAGE as the result of a seller who did not have serious intention.

It will not matter what agent submits the offer, the result will be wasted time and effort. In such cases the agent for the buyer should apply a per/submission fee to keep things real.

On the top right of any Trulia page you can see your name when you're logged in. there is a drop-down arrow right next to your name. Point to it and there will be a drop-down menu - Click on My Profile - On the right hand side under the green Trulia banner/ header click on "Edit my profile" - Your profile page will open up with the "Personal Information" field open, but right above that there is the Email and Password category, which is not opened automatically, so you might have overlooked it. To the right of the category header there's a " + " sign (almost transparent), click on the " + " sign and "Email and Password" field will open up.

Here you can change your email address and/ or your password - Click on Save.

My Profile
Edit my profile
Email and Password
Change and Save

There is not as much difference between a Canadian buyer and a US buyer as you might think. The offer,contract process is the same, the biggest difference is in the financing arena. But since this is Florida and we happily sell many homes to fellow Canadians there are many with the experience you are looking for. Ask around with friends and family or local Canadian Clubs for some personal references. ... more
