Your qualifications will be determined by your credit profile, debt to income ratios, fico scores, loan program and how much you want to invest into the down payment and closing costs. Your fico scores can be raised within 3-4 days in most cases to qualify for programs, rates and terms as necessary.

You may qualify FHA from fico scores between 500-579 with 10% down or minimum 580 fico score may qualify FHA 3.5% down up to 424k. You may consider 3% down conventional from a minimum 620 fico score or even 5% down conventional with NO Mortgage insurance (Lender paid MI) up to 424k.

If you are buying a primary residence you could consider a down payment assistance program such as CalHFA or Sapphire Grant which can cover your down payment and closing costs. You may close with minimal out of pocket expenses. You may consider the CalHFA from a minimum 640 fico score and the Sapphire Grant from a minimum 620 fico score up to 424k.

You may consider 5% down Jumbo with a minimum 720 fico score from 424k up to 1.5 million and 10% down from a minimum 680 fico score and up to 2.5 million. You will need 20% down to purchase over 2.5 million.

You will need to be pre-approved to be able to meet an agent to view and submit offers on any homes of your choice. You will need to gather some documentation for each applicant.

An estimate can be provided for any and all programs you may be interested in so you can make an informed decision upon request to compare.

-Remodeling is replacing existing fixtures/floors/cabinetry etc.
-Rebuilding (to me) means "gut-renovating", gutting down to the studs so the work includes new electrical wiring, new insulation, new pipes, but the original structure is used.
-New construction is when a brand new home is built on land - or after the existing structure was torn down. Even the studs are new. Sometimes the owner/builder leaves the existing foundation but the entire structure above ground is brand new, and I still call that 'New Construction'.

In Encinitas and Leucadia, there are many "tiny homes"--modular--but the land lease costs run about $1600/month west of the 101....the homes may start at low prices ($60,000---actually some trailers are advertised for $29,000) but the monthly fee is way too high. Le Papagayo on the 101 in Leucadia is a great spot to go for live music every night of the week.
There is a new owner, a bit of updating on the decor and the same awesome food. I suggest making a reservation, as it is a popular place. If you like country music the last Tuesday of the month you'll love Earl Flores with his country band and strong clear voice. On Tuesdays it is happy hour all night ~ Yahoo

A Real Estate agent can not pay a referral fee to a person who does not have a real estate license except if the property is commercial or over 4 units.
A life insurance agent would have to check in their licensing board and Code of Ethics to find out if they can pay a referral to a person who does not have an insurance license. I have heard that it is not legal either. ... more
