The only way to determine if your offer is fair is to give me the comps. What are similar houses selling for in the neighborhood? How much repair does the bank owned home need? Some banks are easier to work with than others. Which bank is it?

I can send you an automatic e-mail from our MLS on any foreclosures as they come available. Once a foreclosure is done, most (if not all) lenders list with a real estate office. This will not give you the homes being sold on the courthouse steps, but the ones that have already gone through that process, the bank now owns them, and they want them off the books. From what I've seen, you'll often get better deals on these than you would on the courthouse steps. The Local MLS now provides an area to search for bank owned and short sales properties. Our office is located in the Swansboro/Cape Carteret area and we belong to both the Onslow MLS (Swansboro) and the Carteret County MLS (Cape Carteret) and if you are not currently working with a local agent, can easily set you up to receive automatic email alerts when a new bank owned property is listed. We also provide a place on our website for you to search the MLS on your own. Only one agency works for you in North Carolina! We would be glad to help with your search.
