Not sure sine you did not include a link. But if you are just buying a trailer without the lot, I can see where the costs could be small. If the trailer is in poor shape (common) then it will be even lower. Remember you are not buying the land so they will charge rent when you own it. ... more

If the lots are owned by the same person, I think offers on each of them would be a disaster. You really need a great local pro to assess the entire situation and advise you. We don't know how quickly the lots in the area have been selling and if list price, under or over may be necessary to get your offer accepted.
A great local experienced agent will have the answers you need by doing very specific research. Our opinions are almost useless compared to that. What I would suggest is that you offer on the one you like the best, and your offer should reflect the value you see in it.

Hi Melissa, I do not have experience with Union Mortgage Group. So I can't speak to their qualifications.Getting mortgages in today's market is more difficult than it has been in the past. However. I would advise working with a mortgage broker in our area due to the unique issues with financing and appraisals of coastal properties, I know of 3 really excellent mortgage brokers I can refer you to that will do all they can to get you qualified & closed. What you're asking is really an impossible question - there are so many other variables besides flood zone. Age, condition, location, quality of construction etc. But here's what I came up with for you. I took all the sound side home sales in the X flood zone in the past year - took out anything that's water front, water view, or foreclosure. Ended up with 9 sales ranging from $126/sq ft to $201. There are a few older cottages priced between $239,000 and $250,000 that are on the ocean side of the island with a relatively short walk to the beach. And of course the higher your budget, the more you'll have to look at. There's one just 3 lots back from the beach for $320,000. That's a very subjective question because there are many variables such as the home value, the location on the island, the amount of the deductible, if your home is in a flood zone, and agency providing the coverage. With homes ranging in value of 100 k to 10m, you can probably see that averages are difficult if not impossible to provide an average cost to insure properties. If you have a specific address , quotes are readily available.

HOWEVER, IF YOU COULD PUT AT LEAST A 1,400 SQ. FT. (OR A BIT MORE) MODULAR HOME ON YOUR LOT THAT IS "JUST A BIT ELABORATE IN DECO/DESIGN" ~~ I'M SURE YOU COULD GET AT LEAST $150,000 FOR IT!! HOWEVER, IT ALSO DEPENDS ON "WHAT KIND OF HOMES ARE AROUND IT"; THE SIZE OF THE LOT; ETC!! THAT HAS A "GREAT EFFECT" ON WHAT BUYER'S LOOK FOR!!

HOWEVER....the reality is based on how the county handles this process.
For instance. here in Pinellas County, FLORIDA (St Petersburg) the process was recently changed to prevented the owner of a tax certifiicate from iniating any action that could result in ownership of the real estate. The changes make it clear they are ONLY ENTITLED TO THE EARNED INTEREST.

You must read the text on your county tax authorities website.

When you do locale a suitable county, the next issue will be understanding the redemption period and process.

It is my perception, that so much adversity and profit was created through this instrument, that county authorites are taking actions forcing this option into sunset.

Check your couties tax property tax website for details. The website will also provide instructions on how to obtain the list of delinquent properties.

Must agree with Wally on this - with rates and home prices what they are right now, I would try again. As you've found out on your own, the mortgage rep you deal with can be key. At the risk of offending other reps, I'll suggest one: Kathy Wallace with PNC in Morehead City. I worked with her on a very difficult case that others had not been able to do, but she found a way to make it all work. I'm sure there are many others out there that put in the extra effort too, but she's one I've had personal experience with. Her email is katherine.wallace@pncmortgage.com. Coast Guard Road is the first turn after crossing the bridge and is much less busy than HWY 58. There are some lots available in the subdivisions down CGR but there is no more raw land to develop. I'm guessing but about 10% of the lots are still vacant. CGR will not get much busier. It is known by the locals as the quiet part of town. The new sound access park and the extension of the bike path make it an even better place to make a beach home. We have owned there 16 years and love it. ... more
