I think you find the main reason is that the schools, especially High Schools, are some of the best in the nation. I have two children who completed high school in Howard County, although we came from elsewhere, both went on to college and Grad School and both now have PhDs, I don't know if they would have been as successful in a different place but clearly Howard County Schools did no harm! ... more

I can tell you, in the columbus ohio area, they have a great reputation. That being said, ALOT will depend, not just on the company, but your individual sales rep. That is why, like many others have also stated, it is imperative that you take your own representation, someone like myself, or another experienced realtor. Your representations job is to protect you, and the beauty of it is, you don't pay dime more to have this. I never understood why more people don't bring someone to represent them, when building a new home, the same as buying a used home. Email me with Any questions brad@asburyagency.com ... more

I work for a direct lender in the mortgage industry who offers conventional, FHA VA, and USDA loans in 47 states. For VA home loans it's NO down payment. Are lowest score we accept for government loans are 550 when most lenders require a 620 and brokers a 580. You have to have two years of income with a score over 550 with bankruptcies discharge date 2 years and over. We have basic guidelines and a pretty easy process. Feel free to text me or call me anytime up to 10:00pm Eastern with any questions.

Robin,

Patapsco MS has very little town homes districted to it. There are few communities. Your best bet will be in the Hollifield neighborhood. Feel free to contact me if you would like me to set you up on a search for a home when it hits. They rarely hit the market and do not last long when they come on. ... more

You absolutely want to have the listing agent meet the appraiser at the property to make sure the appraiser knows the area. Too often the appraiser does not know the area and it can cause problems further down the line. The issue of the selling agent trying to push their lender on you is a different story. ... more

Beazer is a production builder of average quality. They offer decent bang for the buck but like most production builders the homes they build are thrown together quickly and often begin having maintenance issue a little sooner than they would if they simply took a little more time and their sub-contractors weren't beat to death for the lowest possible prices which forces them to rush in order to eke out a profit.

Among national production builders I'd put them on the low end of average.

If you are talking about rental scams there isn't much you can do unless you've given them money. The majority of these trace out of country and they are nearly impossible to catch and prosecute. It really is a shame that they prey on us! If you've lost money to a scam you should report it to the police. ... more

First to clarify, Waverly Woods is in the Marriott's Ridge High School District... the boundary between Mt. Hebron and Marriott's Ridge is near Bethany Lane... which I know because the boundary actually goes around my street. Schools are a big issue for home buyers in Howard County, however you are really looking in an area where choosing the school is like splitting hairs.... they are all considered good schools.

In fact, a lot of people were surprised by the results of the U.S. News report I blogged about, and where the Howard County Schools showed up.

http://headforhome.net/2013/09/18/homes-for-sale-in-howard-county-by-high-school-district/

Also, there is a tremendous amount of growth around the Turf Valley area, which is directly in the middle of Marriott's Ridge, Centennial and Mt. Hebron... when that is built out it may actually impact school boundaries a little, who knows.

The short answer in those areas is, buy a house you like and afford, and it is hard to go wrong. Any questions, please contact me.
