Pat & Steve…, Real Estate Pro in Westlake, OH
Sat Jul 26, 2014
Pat & Steve Pribisko answered:
It depends on the facts of your transaction. Were all of the contingencies removed? What is the Buyers reason for backing out? Did the house appraise for the purchase price? Talk to your Realtor to determine if the Buyer has a valid reason for backing out. That said, earlier this year we represented the Seller in a transaction when the Buyer backed out. The Buyer had no valid reason for backing out. So, the Buyer signed a release for the Seller to keep the Escrow Deposit of $5,000. ... more

Each short sale is different and will have varying terms attached. Generally there is a waiting period of two years to purchase another home. Renting can also be adversely affected. As with a home purchase, a significant factor for renting will be the credit score. If the credit score has dropped below 640 major transactions may be out of the question. First, check your credit report to see where you stand before proceeding. ... more

If you are talking about rental scams there isn't much you can do unless you've given them money. The majority of these trace out of country and they are nearly impossible to catch and prosecute. It really is a shame that they prey on us! If you've lost money to a scam you should report it to the police. ... more

George Belleville answered:
First to clarify, Waverly Woods is in the Marriott's Ridge High School District... the boundary between Mt. Hebron and Marriott's Ridge is near Bethany Lane... which I know because the boundary actually goes around my street. Schools are a big issue for home buyers in Howard County, however you are really looking in an area where choosing the school is like splitting hairs.... they are all considered good schools.

In fact, a lot of people were surprised by the results of the U.S. News report I blogged about, and where the Howard County Schools showed up.

http://headforhome.net/2013/09/18/homes-for-sale-in-howard-county-by-high-school-district/

Also, there is a tremendous amount of growth around the Turf Valley area, which is directly in the middle of Marriott's Ridge, Centennial and Mt. Hebron... when that is built out it may actually impact school boundaries a little, who knows.

The short answer in those areas is, buy a house you like and afford, and it is hard to go wrong. Any questions, please contact me.

That should be plenty. There are much less expensive areas too. If you are hoping to fix your credit, or save money fora down payment, you might want to consider looking in other areas.

Ray,

I think that price difference is related more to the community than the zip code. The Woodland Village community is well kept and has amenities such as the pool, but Mayfield tends to feel crowded and doesn't have the amenities. In general, Elkridge west of Rt. 95 is going to be priced very similar to 21043. ... more

Hi Harininalam,

Purchasing a home is one of the most defining actions that anyone can make and there are many factors to consider. Location, of course, for as long as anyone can determine is one of the more significant to pay attention to. You may want to look at the county general plan. There is plenty of information on the county planning and zoning page. You may want to look at the Howard County Board of Education site for more information about the school systems serving each of these homes.

Some people like to establish a method of grading each factor they consider to be important areas of concern starting with location, perhaps distance to work, schools, shopping and other important factors. There may be others to consider such as property tax, home owner’s insurance, Home Owner Associations, and the potential of future development. Doing the research up front will help make the decision easier. It will also have the effect of long-term satisfaction that the effort was made in making the best decision possible. You are the best judge of what will be the best decision for you.

If you have a documentable hardship (job loss, divorce, death in the family), that goes a long way with landlords. That said, the landlord could require as much as two month's of rent as a security deposit. But yes, you should be able to find a rental with that credit score. Best of luck! ... more
