Taking everything into account, since only 4 people have toured your home is 45 days, I would say the detractor is more than likely the location and price. That being said, you might have to think about lowering your price to reflect the current market in your location. If you truly feel that the price of your home is fair, and the comps in your area support your price, then I would sit down and have a serious heart to heart with your listing agent. You have to get people into your home before they can truly judge the size of the rooms, so I wouldn't think that was the immediate problem. Possibly the pictures in the MLS don't show it in its best light, so it is simply being overlooked? Maybe your agent isn't doing everything he/she can to actively market and promote the property? It takes a lot more than listing it on the MLS and sticking a sign on the property to get a home sold. Accessibility also plays a huge role. How easy are you making it for agents to show your home? Do you require a 24 hr notice, or other limitations that make it difficult to show? Is there a lock box? So many variables come into play. Good luck! and don't be too concerned, 45 days is not that long for a house to be on the market, but it would be nice to see more traffic, :) ... more

Just wait a little, it will sell. Only 4 showings... will take a few more. Plus a 1973 home is going to have a floor plan that is less open than people are looking for. These homes tend to have small bedrooms and a more chopped up footprint. This can turn off some buyers. Its not just about condition, it is about layout and appeal. So just wait and give it time. ... more

It is great that you are doing research before selecting an area to live in. I recommend searching the internet for sites that provide unbiased accurate information.
