Are you working with a real estate agent? Even when you are buying new construction it really helps to have an agent on your side to help and advise you in the process. They also make it easier to quickly tour many properties by different builders in one day. And keep in mind a real estate agent's services are free for buyers so there is really no reason not to have one on your side.

Hi Charlie - The Construction to Perm loan has many advantages to the buyer as well as the seller. I would disagree with the previous answer given that many upscale homes are built C2P.. The tax savings at closing are quite large given that the buyer is paying only the unimproved portion of the property. The other advantage is if the builder were to fail financially, you still own the lot and the improvements. If you had your heart set on that property and were using only an end loan, you only recourse to recovery is your deposit, which hopefully the builder either escrowed it and was bonded.

As for the double closing costs mentioned, a good agent would make sure that you were only being charged once for closing and a smaller fee to convert the construction loan in to a permanent loan. Furthermore, closing costs and down payments for C2P are reasonable for those with good credit.

As a Realtor for over 20 years and selling over 4000 homes, new and resale; I have never seen a Construction loan that my buyers didn't like. Make sure you are dealing directly with the bank that originates the C2P, a reputable builder and an educated Realtor. You won't go wrong.

new colony dose not allow you to buy your land anymore they use to but now they only allow you to lease or pay tax on it i have lived in new colony for 16 years the land is basicly the cost of the house $200,000 and the house $250,000 we own our land new colony only had 3 times they ever allowed home owners to buy the land and bad news none of the land or houses are owned by the bank here they are all owned by 1 person a private investor the only way to buy the land is to go up to the managment building wich is called the clubhouse talk to the manager ask if the owner is willing to sell you the land then buy the land otherwise you are forced to pay the property tax and cost of the house adding in the $250 a month association fee by the time your done all that you mite as well have payed for a million dollar house ... more

However, I have heard that while open houses help you to get more people in to see your house, it's harder for them to have a more in-depth look at your home, which more serious buyers would normally want. Both areas feature great homes within Howard County's amazing school district. Your elementary school would most likely be Bellows Spring or Waterloo with both schools bragging a 8/10 GreatSchools.org score- Mayfield Woods Middle School has an 8/10 score and Long Reach High School has a 7/10 score. All schools are 100% dependent upon which home/neighborhood you choose.

As for community- Shipley's Grant offers a small group of shops within walking distance: Starbucks, CoalFire, ColdStone Creamery, and Sylvan Learning Center for Tutoring (to name a few). Just a little further down Snowden River Parkway you will find all your basics and more: Target, Wegmans, BJ's Home Depot, HomeGoods, and Restaurants Galore.

As for which community will offer you the best value for your money? That is only something YOU can decide. However, I know for sure that Bozzuto takes great pride in their work, and builds a quality product.

I live in Elkridge. Howard County has one of the best public school systems in MD. One reason we moved here in 2002.

My three children had gone through all the levels of Howard County public school systems and had all gained admission to reputable colleges and won several college scholarships in the process.

Parents are quite involved in the school system. The county supports and encourages this involvement.

How close is close enough to walk depends on the school, and the route. For example, it must be considered a safe walk to school.
