Mortgage insurance is cheaper with conventional loans plus you can drop it once you have paid down the loan to value to under 80%. I have a lender that offers conventional loans with a 620 score and just 3% down..

Monique, there is a very unique financing tool that I have used recently that will allow for an owner occupant to purchase a home with 100% financing. To be honest, your search is a tough search but not an impossible one. The home you have identified in your post would generally require a payment above your comfort zone unless a significant down payment was placed. If you want to discuss this in further detail I would be more than happy to go over some of the options you may have. ... more

I have seen them range from $531 for 2773 sq ft to $705 for 3000 sq ft. These two units are 3 bdrm. There are smaller units which may have different fees. This is not a complete list and only the two I have come across. According to what is listed, they include comm area maint., ext bldg. maint, lawn maint, snow removal, trash removal, park fee, tennis court, management fee, security.
You should always check with the condo association to verify what is and isn't included. Are you looking for a place at Breyer Woods? Let me know if I can help - Pat Tagliolini - 215-882-1202

Both are wonderful townships with a lot of great homes on the market. There is a lot of neighborhood information at

http://www.homefacts.com/offenders/Pennsylvania/Montgomery-County/Elkins-Park.html

You can also search other neighborhoods if you'd like. Cheltenham has slightly higher taxes than comparable homes in Abington, but both neighborhoods have great sense of community and their own unique feel. Any specific questions feel free to call me 215-740-2655

The monthly Association fee varies by the size of the unit. At the moment, there are 3 apartments for sale in the development, each with 1 bedroom and 1 bath. The list prices range from $128,700. to 145,900. The monthly fees range from $183. to 186.

There is one townhouse on the market right now, with 3 bedrooms and 2 baths, and a list price of $209,900. The monthly fee for that property is $275.

This is a lovely, quiet community; if you are interested, I will be happy to show you any or all of these properties. My email address is wschur@aol.com.

Thank you,

Keep in mind that although many parts of the standard sales agreement are wriitten to conform with customary practice, you are welcome to craft your offer to purchase in a manner that would essentially negotiate many of the costs between the buyer and seller. Of course, that doesn't mean that the seller has to accept your offer; but don't let that be an obstacle to negotiating in good faith. Your real estate agent should be reviewing all the terms of the contract with you before presenting it to the seller, so please take the time in advance to ask questions to your agent about what costs might be negotiated.

If you would like specific examples of some of the concepts often neglected when negotiating, consider registering to receive our free email newsletters published for Homebuyers in the Greater Philadelphia area. Text the word "SAVE" to 42828 on your cell phone; or simply click this link: http://goo.gl/c1vJl

Once you are registered, you will automatically receive all the current information we regularly compile about home buying in and around Philadelphia; including tips, recommendations, programs and seminars that help home buyers throughout the entire process.

When you are ready to begin your search for the perfect home, and in addition to providing you information on how to use the various online resources, we will even assist you in finding a great real estate agent if you ask us. An Accredited Buyer’s Representative is probably the best real estate professional you could hire, and is specifically trained and experienced to help you as the buyer find and effectively negotiate the purchase of your new home.

You will also find many fine and knowledgeable agents on this website too. Just be sure to interview your potential representative to make sure he or she is a perfect fit; you will be spending a lot of time together as your agent endeavors to help you find and purchase the property.

Hope this was helpful. Good luck, and enjoy your home buying experience!

If this post was helpful to you, please give it a thumbs up!

Condo owners generally like having services provided for them, such as landscaping, maintenance, etc. Personally, I like living in buildings with elevators, high up off the street level.

The biggest complaints that condo owners have are the same that homeowners have - they are critical of their neighbors and do not like renters nearby.

While homeowners generally like to complain about their taxes, condo owners also like to complain about their homeowners' dues, their Board of Directors, and their property management company!
