Why isn't your home selling? There could be a number of reasons, but as a long time listing agent I can tell you that the main reason a home does not sell is the price.

A home is worth what buyers are willing to pay in the current market and what sellers are willing to accept. If your home is not getting offers, then buyers are telling you they are not willing to pay what you are asking for your home at this point in time, even if you have lowered your list price.

There may also be other factors at play that are also impacting your price. For example, you say your home is pristine, but what type of improvements did you actually do? Kitchen? Bathrooms? Layout? Flooring? Were they taste specific, or along the lines of current decorating trends? How old is the roof, the furnace? Are your school districts popular with parents?

Exactly how was your home marketed by the agents? Did you make it easy for agents to show your home? The more restrictions on showing, the more likely buyers agents are to pass up on showing your home.

You say your home is overlooking a river. Is your home in a flood zone? Flood insurance rates are escalating and buyers are taking flood zones into consideration more and more when home shopping.

If everyone is saying your home is beautiful but no one is making an offer, you need better, more honest feedback as to why no one is willing to write an offer. That is the key to getting your home sold.

The terms of your current lease are important, as your tenants have rights. As several agents have already stated, digital signatures can be used so there is no need to travel back to Elkhart. You should interview several agents and discuss their marketing plan and how skilled they are in working with out of town buyers.
