Typically, we can close in as little as 3 days for cash transactions. It really depends on the seller's situation. The title company we use is great. Closing costs are usually the 1%.

I look at Home Warranties as insurance that covers the mechanical items in a property. For some owners if an A/C dies and the cost was $7500 to replace everything (High Estimate) it would be a burden on them to write that check. Other owners can write a check for $7500 without even thinking about it. Some try and set it up so the tenant calls the Home Warranty company for repairs and removes them from the maintenance calls.

Personally I think you have hired me to manage your property and often that involves dealing with repairs and I want to know what is being done and by who.

As a property manager its a discussion that I have with each owner. Some owners are high deductible type individuals and others not so much. I have high deductible policies on my autos, we save the money on the premium and like that. In the end its a personal decision that you should make and I think its a risk decision.

If you are working with a Realtor, he/she should be able to give you updates on your offer. From what I can tell in the MLS, it just went pending on 4/8/09, hopefully it was your offer that was accepted. The "sold" notice you see in Trulia is from the bank purchase at the trustee sale back in January. Trulia can't distinguish between trustee sales and regular sales, which is another reason to be working with a Realtor (a buyer's agent, not the listing agent). ... more
