The credit score of 620 is a lender overlay. I would find a broker that works with lenders with no overlays. I would love to help if you were in Florida.

Good afternoon Roxy,

It is unlikely you can qualify for a mortgage loan at this time without a FICO score and a credit history established for at least 2 years. Take the time to do that before you undertake the responsibility of buying a home and taking on a mortgage.

Some lenders will tell you they allow for a non-traditional credit history. I've done many loans with that method---in the 1990's. Today's credit standards are much stricter and most EVERY Lender wants and established credit history with a FICO score.

If you can do a 15 yr mortgage, go FHA. That will alow you to avoid the mortgage insurance. You will still have to pay the up front mortgage insurance though. No way around that one. But at least its not monthly...
