KISS is what will work.

1. Don't go alone.
2. Tell 'someone' where you are going and who you are meeting
3. . If they have not met with your lender...they are not serious
No, no, no, no! E-Loans is NOT your lender!
4. Have a panic word. "Shopping" is a good one and easy to disguise if you need to speed dial 'someone.'

Regarding open house..see #1.

I know. Not everyone believes they have a bull pen of bodies to call upon. But you DO. Be aware, not all houses are open house candidates. Those that are, such as the one I hosted Sunday can produce 53 visitors. Done correctly.....YOU KNOW YOU WILL NEED HELP! So, do it right and don't even consider doing it alone.

But we can be aware that those intending to do evil always insist on anonymity. That is the RED FLAG. Don't be stupid.

If they refuse to meet with your lender to be vetted, or meet in your office......to be vetted....the foolish one will be the agent who agrees to met in a vacant house most likely near where the culprit operates.

5. Be overt in getting that license plate number. That action communicates a world of reality to the real client as well as the critter hoping to get away with something. When the office staff comes in to deliver drinks, that is the time to say, "Is the blue Pilot out front yours?" The staffer then proceeds to walk to the Pilot and record the number, return to the conference room and deliver the number to the folder. Evil does not like being exposed to the light. Evil will respond aggressively. This is your clients test to pass or fail, as a professional, you need to respond to the data, the observation.

SAFETY is a serious issue.
We owe the responsibility of being safe to those who are important to us.
Are we not subjecting ourselves to the hardships of the real estate trade for the benefit of those who are important to us? That makes the decision KISS.

I would agree, there are none or very few programs for "bad" credit. FHA lower limit was changed to 580 and above to the best of my knowledge.

I suggest using http://activerain.com to search for a mortgage professional on the west side of Michigan. They would have more knowledge. Or, you can try this website. http://www.hud.gov/ll/code/llslcrit.cfm
