We have all posted something, Proactive versus reactive, staging, painting, curb appeal, de-cluttering, modernizing (where needed to be competitive) and much more. In sum, what have you learned from all this good information? Videos, e-property tours, # of websites, enhancements, social media such as twitter, LinkedIn, Facebook, print (yes people still read). and much more I'd be curious to see what you are now doing versus what you were not doing before?

Are you currently working with a Realtor? Did your Realtor go over a marketing plan with you and the expectations. I would just like to share that 2 open houses is normal since the open house is not what sells the house but rather the marketing, condition and price of the home. Those 3 criteria will determine why you only had 2 people look. Is your home priced right for the market? Did your realtor go over what marketing plan they will implement in the sale of your home? Scott is right. The average home value here in the OKC metro area has INCREASED over the past year! It is true that lenders have changed the guidelines for N/O/O financing, but there are still a few lenders who like to do these loans.

If your buyer has more than 10 rentals it's even harder than ever to find good financing. But there are lenders out there who will still provide financing regardless of the number of properties you own.
