As a professional, I only check them to see what the public may assume based on how I've priced my listings. Open permit means, the work is not finalized and there is not a fInal permit filed
With the Planning and Building dept. You undertake liability of finishing the Open permit items
After the purchase.

Since, it is being renovated there might one or more open permits. If the work is done to code it
Will be easy to complete and get the Final permit, if sadly the work is sub standard then after the close you
Will have to bring it to code.

Clearly you do need a Contractor to go out with you to the property and give you an idea and an estimate as
To what it will take in terms of time and costs.

We require 620 credit scores so we cannot help directly, not now. I do know there are lenders that will do loans down to a 580 score. But the terms will be higher. It may be worth it for you to take the time to raise your score to 620 to get the best terms. But a lot of times there are things on your credit report that got your score so low in the first place, like collections, judgments, liens, etc; that may have to be resolved with any lender, even one who will accept a score as low as yours.
