The best time to start looking for rentals is about a month or 2 before you would like to move in as landlords may not get in to contract for a vacant rental for a month/s in advance.

if you have paid $80,000 to bank in only 2 years about $20,000 of it may have been for interest not sure if your taxes and insurance was also in that $80,000 so that could be another $20,000 for taxes and insurance. that gives you about $40,000 equity plus your initial %20 is another $60,000 if you feel you can sell your condo for an additional $20,000 that is a total of $120,000 subtract your closing cost that could be about $20,000 that will give you about $100,000.

Our broker of record, paul martin, manages over 160 residential units along Boulevard East (most of them in weehawken, with a handful in west new york). Vacancies are few and far in between (as you know, the good ones go quick).

Often times (although sometimes the landlord will pay) when working with an agent there will be a fee requirement (usually 1 month, although sometimes half a month if the landlord pays the other half). I'm sure thats probably something you're looking to avoid, but would you be open to the idea, provided that the agent could negotiate a very good price on that perfect unit?

Please keep me in mind if you're interested in finding an exceptional deal.
