Hello Rachael Koger,
Good afternoon.
I would say 15 days at the fastest to 2 months at the longest. Depend on if the buyer is preapproved. Depends on if the seller is trying to move into a new home, and the deadlines with that. Do you have a realtor yet? If not we have preferred ones we can get you in contact with. I would like to see if I can help you out with a home mortgage. I will try and make this a very easy process. Please let me know how to help out. I am licensed in Wisconson.
Thanks much.

In a single word - Dissatisfaction. If an agent is doing as much business as they want they won't jump ship. They see the grass greener on the other side of the fence and hope it will be better. More commission split, less fees, more company paid fees all add to the greenness of the other sides grass. ... more

Real estate has become quite mobile and openly communicated via internet. The competition for this "business information" is robust and heavily financed - by stakeholders more so than local MLS's. The ever-changing R.E. climate is dictated by consumers and it looks like Trulia, Zillow, Realtor & others will have a hand in a significant amount of the real estate transactions in the future. ... more

No, buyer does not "have to" pay realtor. But a buyer should confirm with their prospective representative as to how they will get paid and how that may impact their relationship. Buyer's agency is a great way to get representation from an agent acting on your behalf, not the sellers'. Keep it simple and ask your agent to provide details on the approximate costs of closing a purchase. ... more

Did you list your house with a licensed Realtor? The Realtor is the only one who can "claim" the listing on Trulia. By claiming the listing all the inquiries are sent directly to the listing agent. ... more

Utilizing my Paragon listing service, I'd have to use the "tenant occupied' criteria and search that way. But without a specific time frame, it would be a generally vague question.

Consider working with an agent who knows about land contracts. You will need some skin in the game, like a down payment, but some sellers may be willing to offer a land contract and provide you terms that would allow you to refinance in the future once your credit score improves. There is more than one way to skin a "potato.....". Now that's PC. Good Luck Patrick ... more

1st meet with your lender and request a GFE - good faith estimate. Then meet with your realtor and have them produce a mock closing statement utilizing all criteria you may put into an offer. This can be a daunting task if you are not bringing accurate info. to the agent. The estimate of closing costs can vary depending upon which scenario you use, but a great agent will be able to lead you down the road to success with very accurate numbers and a plan. You appear to be very thorough and this will make buying a home a great experience for both you and your agent. Get accurate answers - you will be able to determine that by the thoroughness of your lender and agent. ... more
