Hello, I'm a mortgage professional.

I do USDA loans.

Besides pre approving my borrowers for the loan I usually look the property address up to make sure it falls in the eligible areas for a USDA loan. USDA loans are limited to certain areas. There are also income limits with USDA loans. It's best to have all of this evaluated before putting an offer in.

Another option with less restrictions is an FHA loan, you need to put down 3.5% but you are allowed to roll in closing costs using a sellers concession.

Please keep in mind that school districts can reassign attending & bussing plans, based on student population numbers & other factors.

There are a few newer communities here, including Toll Brothers Stone Gate & new homes.

resale values are typically much lower, though schools may not be an issue to you, they may be with others. I suggest you check school reports. Only you know your criteria and needs though so it may the right move for you. I suggest you speak in depth with agents who know both areas. ... more
