What makes a home "difficult" to sell has a number of answers. Yes, certain towns have more demand than others, and the mantra in real estate is "location, location, location!" In this case, South Windsor in general does have a greater demand than East Windsor as measured by the number of homes that sell monthly. On the other hand, these two communities are not exactly "equal". East Windsor is more rural in character than South Windsor, smaller population, smaller schools, generally a bit less affluent overall. These things impact the desirability of one town over another, depending on your buyer preferences. Other things that make a house "difficult" to sell: is the property properly PRICED? Is it on a main road? Is it in a very densely populated area or sited extremely close to its neighbors? Is there a negative site influence, a steep hill, a brook, a commercial property, a negative view, for example?

Every community has its own "market" and buyer demand. There can even be large differences in different SEGMENTS of the market: condos vs. single families, starter homes, luxury homes, or even a specific price range that may sell very well, or very slowly. These are exactly the reasons you should hire a real estate agent who has strong market knowledge of YOUR market. I lived in Manchester when it was a nice town about 15 years ago. Today it reflects more of an Hartford or East Hartford feel to it. The schools are awful. South Windsor is a very family friendly area with good schools, nice neighborhoods close to shopping without the hassle of traffic like Manchester has. East Windsor is a very nice area, more of a rural feel to it. Route 5, the business area, is slightly shabby with all the used car dealerships there, but with some nice businesses. Overall a nice area with the schools being much better than Manchester but not quite as good as South Windsor. I am currently looking at homes in both East Windsor and South Windsor but I don't have kids in school. Hope this helps. ... more

There are many different condo complexes in East Windsor, so there's no ONE answer to your question. Meadowview, which I know very well and where I currently have a listing sells in the $200,000 - $245,000 range.
