I want to buy a house and retire there but the high taxes prohibit me. Such a shame. It could be a booming place. Think of all the stores businesses and restaurants etc that would benefit if people moved there. I see so many abanded houses and foreclosures when I drive there that it makes me mad. 5 to 7 years, but it takes more than time and depending on other variables you might buy sooner. The real question is when can you qualify for another mortgage. Conventional lenders have one set of rules, Portfolio and Hard Money lenders may consider you sooner if there are substantial compensating factors such as a large down payment or mitigating factors on the foreclosure.
Talk to a couple of lenders about your specific situation to get more exact advice.

First, do you need to sell your house? If so, that is your first priority - even if it means renting for a while. It is going to be exceedingly difficult to buyer another home if you have a mortgage on a first one. Also, sellers hate offers that are contingent on the sale of your home.

From there, go get pre-approved for a mortgage. Once those two things have happened, I would start shopping for a home 4 - 6 months before a move. This will give you time to find a house, negotiate an offer and schedule a closing. Good luck!

I think it is fantastic that you are thinking ahead!

My suggestion would be to go talk to a lender now. You can tell them that you are hoping to buy within a year and they can give you a step by step plan to ensure that when that perfect house comes along you are ready to jump on it.

I know it seems strange to talk to a lender before you find "the house", but by talking to one now, they can essentially give you a road map that will help you clear up any blemishes on your credit and help make sure you get the best rate possible. They can also tell you the maximum amount you are approved for now and then you can set up a plan for how much you need to save for a down payment.

Another benefit of talking to a lender now is when that perfect house comes on the market, you can be prequalified. That way you will be ready to make an offer immediately and not risk losing out on your potential dream home while the lender does paperwork.

Saw Creek is a a beautiful place to live but you have a board of directors that are power crazy. This community has over 3,000 home and their monthly meeting is a tiny room with 35 chairs. Hardly anybody attends these meetings because of the seating arrangements. The board likes to play God and will not listen to the community concerns.
They want to kill our beautiful deer because they want flowers. They should have done their homework and stayed in New Jersey or New York. The heart retching thing is they want to kill the pregnant doe's. How sad is that. I moved here from NYC to live among nature and now they are destroying that. This again is a board decision. Most of the home owners are outraged. What will be next, the raccoons, the woodchucks and maybe the squirrels.
I would not recommend to anybody to buy into a community. I love my home but sorry I didn't build outside of a gated community.
