A lot of landlords that go through realtors want a credit check done to make sure you will pay your bills- most of them require a minimum of 600 score,no less in order to rent the place. Sadly they don't care if you tell them the reason my credit is bad is because I have medical bills on there, that I couldn't afford to pay because I spent all my money on rent, utilities, food, phone, car insurance. Just the basics. ... more

I was told from a realtor that east strudsburg has one of the best schools in THE COUNTRY???!!!
I want to buy a house and retire there but the high taxes prohibit me. Such a shame. It could be a booming place. Think of all the stores businesses and restaurants etc that would benefit if people moved there. I see so many abanded houses and foreclosures when I drive there that it makes me mad. Who decided all this! Is it democratic or republican? Usually republicans promote businesses. But I really don't care just saying that whoever is running that town should be voted out ... more

We have lived there since 2010 and it is a beautiful place. Very quiet neighborhood. The HOA fees are lower here ($750? about) than they are for other communities around us (Saw Creek Estates $1,100 or Great Bear). I have never had any problems with the neighbors or children in the area. Now as far as the Board that runs the association- I'm sure every association has it's problems. Understand that a good majority of East Stroudsburg's housing is in some type of private community and they have the right to impose rules and regulations.... ... more

Building on the other answer, it's also a term used to describe a situation where a builder bought a big piece of land, divided it into smaller lots for a so planned housing development. That grouping of houses is usually still called a subdivision well after construction is done. ... more

No one can speculate on your ability to qualify for a new mortgage. For that information, you must speak with a lender and answer their questions pertaining to your income and current obligations.

Best of luck!

Doreen,
5 to 7 years, but it takes more than time and depending on other variables you might buy sooner. The real question is when can you qualify for another mortgage. Conventional lenders have one set of rules, Portfolio and Hard Money lenders may consider you sooner if there are substantial compensating factors such as a large down payment or mitigating factors on the foreclosure.
Talk to a couple of lenders about your specific situation to get more exact advice.

It's always wise to scope out where you want to live early, talk to lenders, and determine what it is you are looking for several months before you need to move.

There are a few home that are on the foreclosure list in King of Prussia, but i don't know your price range or if you are approved by a Lender and ready to buy. The first part of home buying is getting APPROVED by a Lender who has done their due diligence as to your ability to repay the loan and not cause you financial harm. We here at The Federal Savings Bank would like to introduce you to our H.E.LP.P Home Loan Purchase Program where we underwrite and approve your credit income and assets without a specific property. We will then issue a letter of commitment to lend based on the selected property meeting the underwriting guidelines. This letter lets sellers and Agents know you are serious qualified buyer and they will be more enthusiastic to work with you.

I recognize that you are very busy, so I am only asking you to spend 6 minutes with me to discuss your needs so we can determine if we can be of service to you. After answering just a few simple non-credit related questions (I do not need to pull your credit report in advance) I will be able to email you some options that will allow you to immediately determine if we are the right choice for you and your family.
I look forward to working with you to make your dreams a REALITY.

Simon Campbell answered:
First, do you need to sell your house? If so, that is your first priority - even if it means renting for a while. It is going to be exceedingly difficult to buyer another home if you have a mortgage on a first one. Also, sellers hate offers that are contingent on the sale of your home.

From there, go get pre-approved for a mortgage. Once those two things have happened, I would start shopping for a home 4 - 6 months before a move. This will give you time to find a house, negotiate an offer and schedule a closing. Good luck!
