Hey, not sure what your budget is but we are looking for a home in the same area. We love sandwich schools and they are actually the best around. There is a stem program at the high school for 7th and 8th graders. Its a great family friendly town. Check out Lake wood Hills in east sandwich. 17 spectacle Rd. The pictures on this website are not current and I'm trying to figure out home to update them. ... more

It's waterfront so common sense would tell you the lot probably costs more than the house on it, that is true for the oceanfront homes where I am here in NC on the coast. You can be sure the price is $899k. ... more

I suggest you and your buyers agent view the property and if you make an offer that is accepted then have a home inspector view the property and make his recommendations at which point you can determine the value to you. ... more

There are not any bank owned in Sandwich under 100k either. Bank owned properties are listed with Realtors so we all have the same access. Just FYI

Mass laws state that if you live on a town line , where the bedrooms lie indicate whether you can send your kids to that school. So if your garage was technically in the next town you couldn't. If you put a little shack with a mailbox on that land it may very well count. Knowing right from wrong, however crafty an idea, your child doesn't live there so its wrong. It is either move, or private school.
Getting your child into a good school is worth a move to a smaller home.

Paul Beatty answered:
Hi there,

Both are nice areas, and I think the question of which is "better" depends on what your interests are. West Falmouth has beautiful beaches and and old Cape Cod feel. East Sandwich is more of a year-round residential area. If a property doesn't fit your lifestyle, it's always too much money. If all things truly are equal to you, however, I can tell you that the median and average sale prices for the past 6 months (and historically) are higher in West Falmouth. However, when compared to the same 6 month period in 2008, East Sandwich actually went up slightly this year, while West Falmouth declined. (West Falmouth was still higher, but the gap was greater in 2008.)

Call me at 508-534-7191 or email me at, and I will get you the data for comparison.

Good luck!

Marc Norgeot answered:
Dear LIz... supply and demand seem to be setting the price. This morning in the price range of $250K to $500,000. there were 152 active listings in the local MLS; 37 in Brewster and 115 in Sandwich. If this is a typical ratio, it is little wonder that the prices in Sandwich are lower.
Be mindful of the extra expense of the taxes, but don't let it dicate to you. If other expenses are equal, this annual payment disparity in taxes will eat into the money you save, in short order, but iff you need to be near the canal for commuting or other reasons, Sandwich should remain high on your list.
Opinion: the beaches in Brewster and Dennis are better.
Good luck with your search.
Sincerely, Marc Norgeot, REALTOR, Orleans
