The condition and location of the rental property affects the price just like when selling. Even renters look for updated kitchens & baths; number of baths also is key. It would be difficult to say without seeing the actual property, but there are active 4 bedroom listings now between $1600 and $4800; mid range $2800-$3200 is average. Not only for the $8,000 tax credit, but East BRunswick prices are low for the town and people realize that. So, could we have a mild curve upwards? yes.. will it be better in the spring.. I think so.
